What Is a Casement Window?
A casement window is any window where the opening sash is attached to the frame by one or more hinges. The sash swings open, usually outward, and closes against a weather seal. Most UK homes built in the last 50 years have casement windows of one kind or another.
Within casement windows there are a few common sub-types.

Side-hung casement |
The most common type. The sash is hinged on one side and opens to the left or right. Often paired: two sashes side by side in a single outer frame, each opening independently. |

Top-hung casement |
The sash is hinged at the top and opens outward from the bottom. Useful where a side-hung sash would obstruct a path or worktop below. |

Flush casement |

SECTION: 3 — MOCK SASH WINDOWS |
Mock Sash Windows
Mock sash windows are casement windows designed to look like traditional sliding sash windows from outside. They have the proportions and visual character of a sash with the taller panes, the raised meeting rail, often with Georgian bars but they open on a hinge rather than sliding vertically.
This makes them a practical and popular choice for period and traditional properties where the appearance of a sash window is wanted but the budget or building does not call for a full sliding sash mechanism. They are often chosen on Victorian or Edwardian semis where one or two windows need replacing and full sash replacement is not justified.

From the street, a well-specified mock sash window is convincing. The raised meeting rail, the sash proportions and the glazing bar pattern (where specified) replicate the look of the original. |

Practical benefit |
Because they open on a hinge rather than sliding, mock sash windows are generally lower cost than genuine sliding sash windows and use the same hardware as a standard casement. Tilt-clean mechanisms are not available on mock sash, but the side-hung opening gives easy access for cleaning from inside. |

When to choose mock sash |
Best for properties where appearance is the priority and budget matters. If the original windows were sliding sash and the property is in a conservation area, a genuine sliding sash replacement may be more appropriate. We can advise at survey. |

Double or Triple Glazing?
All our casement windows are supplied with double or triple glazing as standard. Both meet current building regulations. Triple glazing offers better thermal insulation and further reduces noise, at a somewhat higher cost. For most Essex and Suffolk homes, double glazing with a quality sealed unit is the practical choice. Triple glazing is worth considering on very exposed properties or where noise reduction is a priority.
